Tenant Frequently Asked Questions

Apply online via the listing link. Make sure all applicants are included, your ID is uploaded, and your supporting documents (income, rental history) are attached. The more complete the application, the faster we can assess it.

We start processing as soon as we have a complete application and can contact references. Timeframes vary depending on reference response times, but we aim to keep you updated throughout the process.

We will send you the lease documents, payment instructions, and move-in steps. Once the agreement is signed and funds are received (bond and initial rent), we confirm key collection and your official start date.

Rent is typically paid via direct debit or bank transfer. We will provide clear payment details and guidance so your rent stays on track, with minimal fuss.

Submit a maintenance request through our tenant portal or email with photos and as much detail as possible. We triage requests quickly and keep you updated. Urgent issues are handled differently (see below).

Urgent repairs are things that make the property unsafe or unliveable, like burst water pipes, gas leaks, serious roof leaks, or loss of essential services. Follow the emergency instructions in your lease pack and contact us immediately so we can arrange the right contractor.

We welcome pet applications where the property and owner approval allow it. You will need to submit a pet request with details (type, breed, size) and we will guide you through the approval process.

If circumstances change, contact us early. We will explain the process, likely costs (advertising and re-letting), and work with you on a plan to secure a replacement tenant as quickly as possible.

If your property manager or owner receives bond money, they must lodge it with the RTA within 10 days of receiving it (and provide a receipt). The RTA will issue confirmation once processed.

Routine inspections require at least 7 days’ notice and can occur no more than once every 3 months. Many other entry reasons (like repairs) generally require 48 hours’ notice, using the correct entry process.
